<p>1. Lack of floor space: For a potential buyer rooms that are small and crammed with furniture are off-putting. Reposition your furniture and store excess items from rooms, so you can create at least the illusion of space, you won&#8217;t be disappointed. In addition, layouts that require you to access bedrooms or bathrooms through other rooms will detract from the value of your property. </p>
<p>2. Don&#8217;t forget the era of DIY? &#8211; Shoddy DIY can be just as bad as leaving problems neglected. Don&#8217;t use stone cladding and take out period features such as fireplaces and fancy plasterwork. Make sure any property work are in keeping with the age and characteristics of the house. Plastic windows and vinyl floors may work well in a new apartment, but can cheapen a Victorian property. Building a room extension that occupies the entire garden is also a poor decision.</p>
<p>3. If you want to put buyers off then forget about the roof at your peril, no-one is going to want to pay out lots of cash on a roof just after moving in. Anyone hearing the words &#8216;roof problems or leaks&#8217;, are going to walk away from your property and not return. Before trying to sell your property, check your roof for any trouble spots or get in an expert to give you their views. </p>
<p>4. Apart from the kitchen, the bathroom has a massive role when it comes to selling any home. Have a critical look at your bathroom; look for cracked tiles, broken toilet seat, lime scale build up, tired and dated toilets to mention just a few possible troublesome problems. Most of it will only require a little bit of care and attention and could mean the difference between selling your property or not.</p>
<p>5. Plants and flowers: They can enhance rooms and make them instantly attractive, but not if they&#8217;re dead or dying..
